Construction crane over a building site with red rock hills in Southern Utah, illustrating new development in St. George, Utah.

Big changes in St. George usually start small. A rendering at a council meeting. A public notice most people never see.

This week brought a few of those. Here's what's on the table, and why it matters whether you own, rent, buy or sell here.

The Old Hospital Campus on 400 East

St. George News reported on Nov. 1, 2026 that developers have pitched a redevelopment of the former St. George Regional Hospital campus on 400 East.

The proposed project is called Temple View. Here's what was presented to the City Council:

  • 48 brownstone-style townhomes, planned to be sold
  • 123 apartments, likely to stay rentals
  • A 63-room condo-hotel, with units planned to be sold
  • Restaurants, retail space, plazas and a shared interior street built for both cars and pedestrians

Parking would include two-car garages behind the townhomes and underground parking under the apartment buildings.

A couple of details stood out to us. The developers described the new buildings as shorter and less bulky than the hospital structures there now, although exact height comparisons weren't finalized. City Manager John Willis spoke in favor of the project.

Just as important: the council took no formal action. Final designs and zoning applications are still to come, and the plan is subject to change.

Two Planning Commission Hearings on Nov. 10

The City of St. George posted two public hearing notices on the Utah Public Notice Website for the Planning Commission meeting at 5:00 p.m. on Tuesday, Nov. 10, 2026, at City Offices, 61 S. Main Street.

Desert Canyons North/East. The request would amend the land use designation from low density to medium density on about 232 acres and adjust land use boundaries across about 272 acres. It's east of Southern Parkway and north of Desert Sky Parkway. The notice says this would change the land use designation, not the zoning. (Case No. 2026-PDA-024)

The Preserve at Tuweap. This is a request to rezone about 1.56 acres from PD-AP (Planned Development Administrative Professional) to PD-R (Planned Development Residential). It's north of 2000 North and east of Tuweap Drive. (Case No. 2026-ZC-018)

Why This Matters for Your Home

What gets built nearby can shape traffic, views, walkability and what's competing with your home for buyers. Here's how we'd think about it.

If you're buying: Look past the house. Check what's planned nearby before you write an offer. A vacant parcel or an old building can change a lot over the next few years. Knowing early means no surprises.

If you're selling: Buyers will ask. It helps to know what's proposed near you and where it stands in the process. A plan that's still in the concept stage is very different from one that's already approved.

If you own and plan to stay: Public hearings are where your input counts. You can show up, comment and get answers straight from the source.

We'd be careful with anyone who tells you a project will push values up or down. Honestly, nobody knows yet. It depends on what actually gets approved and built. We just want you to have the facts early.

How to Keep Tabs on It

  • Search the Utah Public Notice Website for St. George. You can subscribe to Planning Commission and City Council notices.
  • Read the case number on any notice. It makes it easy to follow an item from one meeting to the next.
  • Go to the hearing or watch the agenda. Projects often change between the first pitch and the final vote.

St. George keeps growing, and the details matter. A little homework on what's planned nearby can save you a lot of guesswork later.
