From the first search to the closing table. Start by searching every home for sale in Southern Utah.
Do you help buyers in St. George?
Yes. Our team represents buyers across St. George and Southern Utah, from the first search to closing day. Call (435) 375-4452 to get started.
How do I start buying a home in Southern Utah?
Start with two conversations: one with a lender about pre-approval, and one with an agent about what you want and where. Then start searching homes for sale and we'll set up showings.
Should I get pre-approved before looking at homes?
Usually, yes. A pre-approval tells you what you can likely afford and makes your offer stronger to sellers. See our financing page for lender options.
What's the difference between pre-qualified and pre-approved?
Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means the lender has reviewed your income, assets, and credit. Sellers take a pre-approval more seriously.
Do I need to sign a buyer agreement before touring homes?
Yes. Since August 2024, agents working with buyers through the MLS need a written buyer agreement before touring homes. It spells out what your agent does for you and how they're paid. We'll walk you through it before you sign.
Who pays the buyer's agent?
Commissions are negotiable and not set by law. Sometimes the seller agrees to cover some or all of the buyer agent's fee, and sometimes the buyer pays part of it. We'll explain the options for each home before you write an offer.
How does the Utah purchase contract work?
Utah uses a standard Real Estate Purchase Contract, called the REPC. It sets deadlines for seller disclosures, your due diligence, financing and appraisal, and settlement. Your agent tracks every deadline so nothing slips.
What is earnest money?
Earnest money is a deposit you make after your offer is accepted to show you're serious. It goes toward your purchase at closing. The REPC spells out when it's refundable, so know your deadlines.
What happens after my offer is accepted?
You'll deposit earnest money, complete inspections and due diligence, get the appraisal, and finish final loan approval before closing. Your agent walks you through each step, and our Client Portal shows where things stand.
Do I need a home inspection?
It's not required, but we recommend one on almost every purchase. An inspection shows you the home's real condition before your due diligence deadline, while you still have options.
What are closing costs?
Closing costs are the lender, title, and escrow fees paid at settlement, separate from your down payment. They vary by loan and price. Your lender will give you a Loan Estimate that breaks them down.
How long does it take to buy a home?
It depends on your search, your financing, and the contract deadlines. Once under contract, many purchases close in about 30 to 45 days. Call (435) 375-4452 for a realistic timeline for your situation.
Can you set me up with listing alerts?
Yes. Your agent can set up a saved search that emails you new listings the moment they hit the market. You can also search all homes for sale anytime.
First-Time Buyers
Buying your first home
Never done this before? Good. We explain every step in plain terms.
Do you help first-time homebuyers in St. George?
Yes. We work with first-time buyers all the time and explain each step in plain terms, from pre-approval to getting your keys. Call (435) 375-4452.
I've never bought a home. Where do I start?
Talk to a lender about pre-approval, then talk to one of our agents about your budget, timeline, and must-haves. We'll build the plan from there. Contact our team to start.
Are there down payment assistance programs in Utah?
Yes. Utah Housing Corporation and some lenders offer programs that can help qualified buyers with a down payment or closing costs. Eligibility depends on income, price, and the loan, so ask your lender which programs fit you.
Can you recommend a lender?
Yes. We can share local lenders our buyers have worked with. See our financing page, and always compare a few options before you choose.
Selling a Home
Selling your home in Southern Utah
Pricing, prep, marketing, and timing. Start with a free home valuation.
How do I sell my home in Southern Utah?
Start with a conversation about pricing, prep, and timing. From there our team handles the listing, marketing, showings, negotiation, and closing. Read why sellers list with us or call (435) 375-4452.
Do you offer a free home valuation?
Yes. Request a free home valuation and we'll put together a market analysis based on recent comparable sales near you.
How much does it cost to list with you?
It depends on your home and your goals. We'll show you upfront exactly what we'll do and what it costs. See why list with us or call (435) 375-4452.
How do you decide on a listing price?
We look at recent comparable sales, active competition, and current market conditions in your neighborhood, then set a pricing strategy built around your goals and timeline.
How do you market homes for sale?
Every listing gets professional photo and video from our in-house videographer and photographer, plus MLS exposure, online and social marketing, and open houses. We still work it old school too: door knocking and agent-to-agent outreach.
How should I prepare my home to sell?
Decluttering, small repairs, fresh paint where it's needed, and a clean, bright space usually help most. Your agent will walk the home with you and tell you what's worth doing and what isn't.
Do sellers have to fill out disclosures in Utah?
Yes. Under the standard Utah purchase contract, sellers provide disclosures by a set deadline, usually on a Seller's Property Condition Disclosure form. Your agent will help you complete it honestly and on time.
Can I sell my home fast for cash?
Yes. Our instant cash offer program can close in as little as 8 days, with no showings, no open houses, and no repairs. We'll show you how it compares to listing on the open market.
How long will it take to sell my home?
It depends on price, condition, location, and the market. Nobody can guarantee a timeline, but we'll give you an honest read for your neighborhood. Call (435) 375-4452.
Can you help me buy and sell at the same time?
Yes. We help homeowners coordinate the sale of their current home with the purchase of the next one, so the timing works. Contact our team to plan it out.
New Construction
New construction homes
New builds are a big part of the St. George market. Bring an agent from the start.
Do you work with new construction builders in St. George?
Yes. We represent buyers on new construction homes across St. George and Southern Utah, and we work closely with Salisbury Homes. Call (435) 375-4452.
Should I bring an agent when visiting a new build community?
Yes, and contact your agent before your first visit. Many builders require your agent to register you on your first visit, or they may not work with your agent later.
Does it cost more to use an agent on new construction?
Usually not. Many builders work directly with buyer agents, and having your own agent doesn't change the builder's pricing process. Ask us how compensation works in the specific community you're looking at.
